The property market never stands still, and this month has been no exception. We have entered the new financial year and landlords across the UK are facing a new way of working. Any landlord that owns property in their own name, now has to submit quarterly tax returns if their income from property and self-employment income exceeds £50,000. This is the first of three phases that HMRC are rolling out Making Tax Digital (MTD) for income tax.

The Reality

1. The £50k Threshold:
April 6th was the significant date, that was the starting line for digital records to be legally kept. To be clear, that is gross income from property and self-employment. This means that many landlords are falling into the new reporting requirements and face the challenge of navigating their legal MTD obligations.

2. Yield vs. Admin:
On average, rents in Oxford rose by 6.7% and the South East had a 3.4% increase in the last tax year as reported by the ONS. While this is great, the administrative burden is also increasing. There is now a need to adjust and re-balance to the new way of working.

Why a Property Finder is your best 2026 asset:

The “DIY” investor approach is becoming more challenging; the time constraints to conduct the searches, phone calls, viewings… not to mention the geographical challenges if you are wanting to invest somewhere that isn’t your local area… We don’t just find you a building, we work hard to find you a compliant, high-performing investment.

1. De-risking
Once we know your goals and criteria, we ensure any properties we put forward meet the required standards. Or if you’re wanting a refurb, we provide information on how to reach that standard.

2. Cost-Neutrality
We save you the time (and energy) of carrying out the searches, making the phone calls and conducting the viewings (not forgetting the travel). However, we also aim to save you money on the asking price, essentially giving you professional representation for free.

How much is your time worth?

The starting gun has been fired, don’t spend your evenings and weekends scrolling listings and staring at spreadsheets on top of ensuring your legal MTD obligations are being met. Let us take some of the weight off and help you find the property that will support your goals. If you’d like to explore whether a property finder (like me!) could help and support you, get in touch and let’s have a chat.
